Porchlight for real estate

Your client list is your business. Own it.

We set up a real estate CRM your brokerage owns, move your clients over, and build the tools your agents use every week. For less than you pay in per-agent subscriptions.

Sound like your office?

“We pay for every agent, every month, for a CRM we use a tenth of.”

“Every December I lose a night copying addresses into a label template.”

“If we cancelled tomorrow, I honestly don't know if we'd get our client list back.”

Your client list is the business. We put it in a CRM you own, on a server in your name, and build the tools around it that your agents actually use. One predictable bill, no per-seat creep.

Rent your CRM, or own it.

Subscription CRMs are easy to start and hard to leave. The bill grows with every agent you hire, and your client list sits on someone else's servers. There's another way.

Typical subscription CRM

  • ✕ Priced per agent, so the bill grows with your team
  • ✕ Your client list lives on their servers, under their terms
  • ✕ Exporting is possible, until it isn't the plan you're on
  • ✕ Built for every industry, so you work around it
  • ✕ Price goes up when they decide

A Porchlight setup

  • ✓ Fixed setup price, then a small hosting bill, whatever your team size
  • ✓ Runs on a server in your brokerage's name
  • ✓ Open-source software: your data, your exports, any time
  • ✓ Set up for households, properties, deals and showings
  • ✓ No lock-in, including to us

Set up, moved over, and built around how you work.

1

A CRM set up for real estate

We install Twenty, an open-source CRM, on your own server and shape it around how you work: households, properties, deals, showings, and the pipelines your agents check every morning. Your team signs in with their Microsoft work accounts, so there's no new password to remember.

2

Moving your client list over

From spreadsheets, Outlook contacts or your current CRM. We merge couples into households, tidy up addresses, and flag anything we can't place instead of quietly dropping it, so you know exactly what came across.

3

Tools built around your CRM

Small apps that do one job well, reading straight from your CRM: printable mailing labels, a pop-by map, and whatever your office is still doing by hand. Same Microsoft sign-in as the CRM. No re-typing, no second list.

Tools your agents will actually use.

Already running at a Halifax brokerage. Each one reads from your CRM, so there's never a second list to keep up to date.

Mailing labels in one click

Pick Birthday for this month's birthdays or Holiday for the whole client list. You get a ready-to-print PDF for standard Avery 5160 sheets, one label per household, under the name you'd put on the envelope.

  • Birthday and holiday lists
  • One label per household, no duplicates
  • Prints on standard Avery 5160 sheets

PopBy: your past clients, on a map

A showing cancels and you've got forty minutes nearby. PopBy shows which past clients live close, who's flagged for a pop-by, and gets you to their door in one tap.

  • Filter by your own client grades
  • Distance and drive time to every client
  • Works on any phone, nothing to install

Demo password is demo. Sample clients only.

Talk to your CRM.

We connect Claude, an AI assistant, to your CRM. Agents can dictate notes and tasks out loud on the way back to the car, and ask questions in plain English instead of building filters and reports.

  • Dictate notes and follow-ups by voice
  • Ask questions about your clients in everyday language
  • Updates land in the right client record

Already working at a Halifax brokerage.

Heart & Home's agents were juggling subscriptions and spreadsheets. We moved their client list into their own CRM, set it up around households and pop-bys, and built the label printer and PopBy on top. They now pay less every month, and their tools work the way their agents do.

Questions brokerages ask us

What does “owning your data” actually mean?

Your CRM runs on a server in your brokerage's name, using open-source software. You can export everything at any time, and nobody can raise the price on your client list or take it away.

Is it really cheaper than what we pay now?

For most teams, yes. You pay a fixed price for setup, then a small monthly hosting bill that doesn't grow with each new agent. On the call we'll compare it with what you pay today and tell you straight if it isn't worth it.

What's Twenty?

A modern, open-source CRM. It looks and works like the subscription CRMs you've seen, but anyone can run it on their own server, and there's no per-seat licence.

Can you move us off our current CRM?

If it can export your contacts, usually yes. We'll look at what you have on the call. Spreadsheets and Outlook contacts are no problem.

What if Porchlight disappears?

You keep everything. The server and the data are yours, the software is open source, and we document the setup, so any developer can pick it up.

Do we have to use the AI part?

No. It's an add-on. The CRM and the tools work fine without it, and you decide who on your team gets it.

Do we have to use your tools to get the CRM, or the other way round?

No. Take the CRM on its own, or add mailing labels, PopBy or something new later. Every tool reads from the same client list.
